Not sure where to start accept that if you want a highly responsible, professional and capable realtor than I suggest you hire Frances. I'll give you our story....Frances was referred to us by our listing agent. Frances helped us negotiate a contract on a house we loved and did a fantastic job in that negotiation, including continuous communication with us throughout. About 2 days before closing, as we were moving out of the house we were selling, we found out that their were "issues with the title" but according to the seller agent it would still close. On the morning of closing we found out that the seller was only the executor and no one had paid for the mortgage for a year, therefore, $30k in the hole. They released us from the contract and we were now homeless with 2 kids, 2 dogs, and a cat. In comes Francis to save the day. We quickly found another home we loved and negotiated on that home THAT same night, Friday night. Frances also secured us money from her Agency to help us with storing our goods. Since we were homeless and the new sellers had already vacated the house, we wanted to move fast on closing and also take early possession. Frances was able to schedule an inspection in 2 days and get the financial process moving, with an anticipated closing in 2.5 weeks. She also negotiated an early possession with the sellers and we moved in 5 days after our original closing fell through. It was simply amazing seeing her work and move mountains for us. Our situation could have been a real disaster and strain on my family, but Frances took on that burden herself and came through in a BIG way. I will forever be grateful for her and Team Hensley

Don’t waste your time considering anyone else. Different situations mandate different skill sets. Most otherwise good enough agents lack. His communication skills on the phone are unparalleled. By investing just a few minutes on the phone with him he will be able to rapidly guide you to ideal properties. Don’t shortchange yourself by dismissing the label Mr. Williamsburg as a marketing ploy. He deserves the honor of being called Mr. Williamsburg in every dimension of the term. Most relevant here, he couples his comprehensive knowledge of this community with a rare ability. He educates you on what you need to know about this community only when you need to know it. He never drowns you in extraneous information just to show off his expertise. Our interactions with him were always delightfully efficient, because he took the trouble to listen to us carefully beforehand. Moreover in our particular situation he had an extra advantage over other agents, that may mirror the needs of other out of town buyers. We sold our existing home , some 600 Miles away from Williamsburg, prior to buying here. We wanted to be cash buyers. Although thanks to Mr. Williamsburg’s efforts we quickly submitted the winning bid on our ideal home here, we still were in need of a short term furnished rental prior to the formal closing of our purchase transaction. In a tourist area like Williamsburg a short term rental could have been obnoxiously expensive. Fortunately John has a couple of nearby rental properties that he usually uses as Airbnbs. He offered a solution to us that we found attractive. Our short term rental from him came fully furnished in an delightful area. Indeed whenever you encounter an obstacle please share it with John. He is a creative problem solver. Hire him.
